The other documents which the builder has to mention are-Title Deed, property assessment extract, property PID number, city survey sketch Land, up-to-date tax paid receipt, earlier sanctioned plans (if any), property drawings, 2 copies of demand drafts, foundation certificate (if any) and a land use certificate issued by the competent authority.
Commencement Certificate: This certificate is obtained by the local authorities, who ensure that all the guidelines are being met by the builder & are in accordance with the Law. Failing to comply with will attract penalties plus a notice from the authority to stop the construction.
Conversion Certificate: since so much construction is taking place that sometimes even a good cultivable land is also covered. So a Conversion Certificate is obtained from the Revenue Department, to ensure that it is changed from agricultural to non-agricultural land. The Revenue Department also requests the Town Planning Department to give the builder a NOC certificate. The documents to be included are –3 copies of the R.T.C extracts, Village map, land sketch, certified copy of the land tribunal, zonal certificate, Title deed, no dues certificate by village accountant and Mutation Records (MR) copy.
