There comes a time in everyone’s life, when he/she is looking for purchasing a home. The emotions, happiness & the comfort level that you are looking for your family members. Everyone associates himself/herself with something, to mark it as the beginning of some worthy possession. So there is a need to be extra careful in ensuring that all the relevant checks are done before going for the purchase.

Here are the key points:

Sale Deed: It is a legal document, which acts as a proof of sale & transfer of ownership of the property from the seller to the buyer. It is important that before the Sale Deed is executed, one should ensure about the Sale Agreement & should check for the compliance of the various terms & conditions agreed upon between the buyer & seller.

Mother Deed: This is the most important document, which should be taken care of before going any further. It is a document that helps in the sale of the property, thereby establishing the new ownership. In case of absence of the original Mother Deed, certified copies should be obtained from the registering authorities. Mother Deed includes the change in ownership of the property, be it through sale, partition, gift or inheritance. It is very important that the Mother Deed records the references to previous ownership in a sequence and should be continuous and unbroken.

Construction Approval: An approval is being granted by the municipal authority & the other jurisdiction offices that have the power to object about the construction of the property.  However, the authorities sanction a building approval plan based on the zonal classification, road width, floor area ratio (FAR) and plot depth. The other documents which the builder has to mention are-Title Deed, property assessment extract, property PID number, city survey sketch Land, up-to-date tax paid receipt, earlier sanctioned plans (if any), property drawings, 2 copies of demand drafts, foundation certificate (if any) and a land use certificate issued by the competent authority.

Commencement Certificate: This certificate is obtained by the local authorities, who ensure that all the guidelines are being met by the builder & are in accordance with the Law. Failing to comply with will attract penalties plus a notice from the authority to stop the construction.

Conversion Certificate: since so much construction is taking place that sometimes even a good cultivable land is also covered. So a Conversion Certificate is obtained from the Revenue Department, to ensure that it is changed from agricultural to non-agricultural land. The Revenue Department also requests the Town Planning Department to give the builder a NOC certificate. The documents to be included are –3 copies of the R.T.C extracts, Village map, land sketch, certified copy of the land tribunal, zonal certificate, Title deed, no dues certificate by village accountant and Mutation Records (MR) copy.
